BUYERS AGENT SERVICES:
Under the terms of our Exclusive Right to Represent YOU, Richard Greco will represent YOU as your Exclusive Buyers Agent. What we do for you:
We locate properties based upon your specifications; we accompany you to each and every property and perform a cellar to roof inspection and point out amenities as well as deficiencies, we develop a fair market value analysis based upon our appraisal experience as New York and Connecticut State Certified Real Estate Appraisers and former New York City Building Inspector. We then negotiate the transaction to your benefit. Our objective is to have you pay no more than FAIR MARKET VALUE and if possible, less than market value where possible.
HOW IT WORKS:
You sign an Exclusive Right to Represent Agreement with Richard Greco Real Estate. Based upon your specifications, we find a property that meets your specs. If you are interested in the property, we schedule the appointment with you, accompany you and perform Certified Appraisal as well as Cellar to Roof Building Inspection.
In exchange for our services, you will be obligated to advise us of any property of your interest and are committed to a 12 month contract period and to advise private sellers and sellers agents that you are represented by Richard Greco Real Estate.

BROKERAGE:
Richard Greco Real Estate offers buyers and sellers of residential, commercial and industrial properties full brokerage service. All of our listings are undertaken with Exclusive Right To Sell (Exclusives for a period no less than 180 days)
As a buyer, your only obligation is associated with the properties we show you. As a seller, you will be required to sign an Exclusive Agreement to allow us to sell your property for a period no less than six (6) months. With an Exclusive we give your property world wide exposure via MLS reaching out to thousands of Realtors and Independent Purchasers across the Globe.
REAL PROPERTY APPRAISALS::
FOR BUYERS: As Certified Appraisers for the State of New York and Connecticut, Richard Greco Real Estate will represent buyers not wanting to be committed to a Brokerage Agreement in establishing a Fair Market Value of any property of their interest. This will allow the buyer to have full knowledge as to the value of the property by an appraiser who performs real property appraisal services for Banks and Government Agencies to name a few.
FOR SELLERS: As Certified Appraisers for the State of New York and Connecticut,Richard Greco Real Estate will represent sellers with pre-listng evaluation of their property to determine a Fair Market Value so as to properly list their property at a fair and reasonable price allowing for a 30 to 90 day exposure on the market.
STARTING FEES FOR PRE-LISITNG AND FAIR MARKET VALUE ANALYSIS FOR BUYERS IS $325.00
CELLAR TO ROOF INSPECTIONS:
Richard Greco is a former New York City Building Inspector as well as a Compliance Inspector for the Veterans Administration (VA) and Federal Housing Administration (FHA). We provide cellar to roof building inspections of Residential, Commercial and Industrial Buildings. Our comprehensive reports advise our clients of potential hazards, deficiencies and potential conditions which impact on the value and marketability of the property being inspected. In addition, we can advise our clients of potential pitfalls concerning bank financing which may occur due to deficient electrical, plumbing, environmental issues, external and functional obsolescence.
STARTING FEE FOR CELLAR TO ROOF INSPECTIONS IS $450.00
REAL PRPERTY TAX APPEALS:
Richard Greco is a former appointed Hearing Officer for the 9th Judicial District and can assist you with the review of your existing property tax or the property tax of a potential purchase. In as much as Real Property Tax Appeals in most cases require an appraisal, the starting fee for the appraisal services for Real Property Tax Appeals are $325.00.
PROPERTY MANAGEMENT:
Richard Greco Real Estate offers Property Management Services. If you own or are contemplating make a purchase of any type of building in the 10461, 10462, 10469, 10465, 10803 and 10801 call us concerning our property management program designed to make you AN INVISIBLE OWNER. Sorry, although we provide real property services in all areas of New York State and Connecticut, we have limited our Property Management Services to the zip codes identified above. This, to allow us a speedy response time for emergencies and bimonthly inspections.
